Responded to no cooling call and performed diagnostic testing on HVAC system control board. Upon inspection, identified failed expansion tank requiring replacement. Removed existing expansion tank and installed new unit. Verified all electrical connections to control board, including relay components and capacitor. Tested wire connections with multimeter to ensure proper voltage and continuity throughout system. Secured all wire nuts and verified proper connection of yellow, green, white, and brown wiring to circuit board terminals. Confirmed flexible metal conduit connections were secure and properly routed. Cycled system through complete operational test to verify cooling function restored and all components operating within normal parameters.
Responded to service call for water dripping from boiler and water smell associated with AC operation. Upon arrival, inspected hydronic heating system including AMTROL expansion tank, Burnham MPO-IQ circulating pump, and associated copper piping network. Examined AC unit components including compressor, refrigerant lines, and copper coil assembly for signs of condensate leakage or drainage issues. Verified AC units were operating and providing adequate cooling. Documented system conditions with photographs showing plumbing connections, pressure tank installation, and HVAC components. Customer reported water smell dissipated when AC units were turned off, suggesting potential condensate drain concern rather than boiler leak.
Completed seasonal maintenance on two air conditioning systems. First unit exhibited severe coil corrosion with extensive oxidation on copper tubing showing multiple colors of patina, indicating prolonged moisture exposure and chemical degradation. Second unit contained substantial accumulation of organic debris including grass, leaves, and nesting material that was removed from the interior housing. Both systems were inspected, cleaned, and serviced per manufacturer specifications to restore proper operation.
Performed comprehensive leak test on residential AC system including condenser unit, branch box, and two air handler units. Testing revealed significant ice buildup on one air handler, indicating potential refrigerant leak or airflow restriction requiring further diagnosis. Verified proper operation of installed Honeywell enviracaire ELITE ultraviolet air treatment system during inspection.
Responded to urgent no cooling call at commercial building. Upon arrival, performed system assessment to identify affected unit among multiple HVAC systems on property. Conducted visual inspection of outdoor condensing unit and associated components, including compressor, condenser coil, refrigerant lines, and electrical connections. Documented equipment conditions with photographs showing copper line sets, condenser coil with aluminum fins, and overall installation configuration. System evaluated for proper operation and potential causes of cooling failure.
Responded to no cooling call following thermostat installation. Upon inspection, found HVAC system with Honeywell Enviracaire Elite ultraviolet air treatment system installed on ductwork. Diagnosed thermostat wiring issue preventing system communication. Corrected thermostat connections, verified proper 24V control circuit, and tested system operation. Unit now cooling properly with thermostat responding to temperature calls.
We will diagnose the system to determine what type of additional work or repairs is necessary to restore the system back to proper working conditions.
Arrived onsite for adding an updated thermostat that is capable of running dual heat: heat pumps and electric heat.
Performed the maintenance for the oil fired hot water boiler, replace the nozzle, and oil filter. Open and brushed and vacuumed the heat exchanger, brushed and cleaned the electrodes. Reassembled all the components and started up the burner and confirmed that it has fired and is properly running.
Arrived on site for a suspicious oil smell that the homeowner is smelling while the unit is running. Found out that the Chamber of the unit is leaking water, meaning a cracked cast iron. You didn't need to be replaced, gave homeowner estimate and options for replacement unit. Homeowner said they'll discuss it with their wife.
Arrived on site for heating maintenance. Home owner stated no issues with unit as of late. Confirmed unit's operation/functionality. Turned unit off to operate on it safely. Closed off oil valve. Replaced filter.
Arrived on site for heating maintenance. Customer stated no issues with heating as of late. Did state that about two inches ago not all burners return on correctly but it hasn't been giving that issue recently. Checked flame sensor, removed it and cleaned it thoroughly. Reinstalled the flame sensor properly. Turning on to inspect the microamps on the flame sensor. Microamps reach 2.7. Check combustion analyzer test results. Co was at 30ppm Efficiency reached 89.7%
Arrived onsite to repair faulty Domestic hot water valve on NTI boiler. Started by shutting down the system and isolating the zone valves. Drained the boiler. Removed the wiring and faulty valve. Installed new valve supplied by NTI manufacturer. Used new washer that were supplied. Wired back into the system.
Performed the maintenance for the oil fired hot water boiler, replace the nozzle, and oil filter. Open and brushed and vacuumed the heat exchanger, brushed and cleaned the electrodes. Reassembled all the components and started up the burner and confirmed that it has fired and is properly running.
Arrived onsite for heating maintenance and no heat service call for gas fired furnace located in the basement.
Arrived onsite for maintenance for one gas fired high efficiency boiler. Customer mentioned there is an issue with a part for the hot water tank. Will follow up to determine which part. Requested the customer turn on the thermostats up to heat and confirm operation of the boiler and each zone valve. Turned the boiler off and removed heat exchanger cover. Cleaned heat exchanger. Performed a visual inspection of all electrical and inspected all external water components such as the exp tank, fill valve, backflow preventer and the circulator pump. Clear condensate lines. Confirmed system is operating and heating properly at this time.
Arrived on site for two furnace heating maintenance. Both units was already calling for heating upon arrival. First floor units seem to be operating fine, turned off the gas to inspect it safely. Remove flame sensors to thoroughly clean the plane sensor. We installed the safety frame sensor and the Michael Williams reading was 2.2. Flames seem to be in control when ignited. Customer does not want to change the filter today, says they only change it once a year, Aprilaire 413.
Early afternoon arrival; She may have to leave around 2 to get kid, will be back around 3:30. EPP 2H- Propane Gas Furnace Maintenance (and heat pump too) . Customer is aware filters need to be on site to be changed.
Received a call that the heat was not working however the fan is running continuous. Upon arrival I found that it is a heat pump system with electric heat, I did confirm that the heat pump was not running and the electric heaters were not being energized however the blower was running continuous. Upon troubleshooting I found that the thermostat is not a heat pump thermostat, the system was wired for a conventional heating setup however the low voltage wiring for the electric heater strips were not connected. The homeowner for me that they had the thermostat replaced over the summer, it was a customer supplied nest thermostat that they had received from the utility company.
Performed the maintenance for one oil fired hot water boiler, replaced the oil nozzle, oil filter, and pump screen. The burner uses a 1.25 60° w nozzle, a spin on oil filter and an "A" pump screen. Removed and cleaned the electrodes and the combustion head, opened the top of the boiler and thoroughly brushed it and vacuumed it. Swung open the front door and inspected the combustion chamber and the target wall and confirmed that everything is in good condition and is clean. Started up the boiler and performed a combustion test and confirmed that the burner and boiler are operating properly.
Performed the maintenance for one oil fire boiler, replaced the nozzle, oil filter, and pump screen. Confirmed settings of the electrodes, cleaned the combustion head and reinstalled all of the components. Opened the top of the boiler and brushed and vacuumed the heat exchanger. Started up the burner and confirm that it is igniting and burning properly, the boiler is operating properly at this time.
Upon arrival turned Unit on Heating to ensure it's normal functionality, and it was okay. Turned off the power to the unit and the gas to operate on the unit safely. Remove the gas valve screws to check the pressure of gas on the gas valve from the intake and the manifold side. Inserted temperature probes and static pressure probes. Took the pressures of the unit and everything of the unit was fine. Remove the flame Rod Center and cleaned it thoroughly and placed it back where it belongs. Check for the appropriate voltage on the power coming inside to the unit, everything was fine. Check the voltage between the power of the board and transformer, everything was fine. I have to removing all of the troubleshooting and maintenance equipment off of the unit insured proper functionality of the unit by turning it back on, unit ran fine.
Arrived onsite to install wifi thermostat that works both heating and cooling system. Installed Honeywell Gateway and wireless equipment interface device. Connected furnace 24 volts to power the interface and thermostat. Installed wireless Honeywell thermostat. Connected furnace to W2 Aux Heat. For Mitsubishi air handler, installed thermostat adapter. Connected W1; Y1; G; and common. Confirmed operation of equipment.
Self contained dehumidifier with a manual humidistat, does not include additional electric if required.
