Arrived on site for no Cooling. Customer stated that the condenser would turn off after 5 minutes of it being on. Went to the condenser to inspect it. Noticed that the condenser coils are completely blocked by dust, very dirty. Recommended condenser cleaning. Put on field pieces to check pressure. Pressures were about equal, low pressure being 212 and high pressure being 226. Fan was running but compressor was not. Unplug the disconnect. Check the capacitor which was a 45/5. From common and fan was reading 4.3 and from common to hermetic was reading 26. Bad capacitor. Replace capacitor with a new capacitor. Plugged in the disconnect, after 5 minutes pressures were already regulated. After letting the unit run for about 10 minutes low pressure got to 127 and high pressure was 357.

Arrived on site and adjusted the occupied heating set point temperature for both the 3rd and 4th floor units, set both heat set points for 66°, raised the occupied cooling set point temperature to 72°, adjusted the unoccupied heating set point temperature for both floors to 64° and also adjusted the mixed air temperature to 58°. This should allow the building to warm up quicker.

For basement system reattached humidifier pad and cover. Homeowner replaced filter.

Provided guidance on installing WiFi Honeywell thermostat. Found under black wire at the thermostat. Made that the c wire. Homeowner set up the T5 WiFi thermostat."

He did mention that he has a birthday party.

Return to replace the broken drain line for the second floor unit, cut out the old steel line and installed a new 1-in PVC trap. Installed a couple of PVC 90° elbows and piping to allow the water to run away from the unit. Primed the drain line and confirm that everything is draining properly. While on site I also checked out rooftop unit number two because it had tripped overnight, the machine has been reset and is operating. We will order tattletales and install them on below and high pressure circuit to help us determine what is tripping the machine.

Performed the mid-season cooling service has for the agreement, replaced all of the air filters. Confirmed operation of all the units and confirm that all drains are flowing and there are no blockages. While on site we installed a new 8-in supply diffuser for Christine's office, Christine supplied all the material.

Received a call that the unit that serves the bedrooms which is the furnace in the basement with the condenser in the back of the house was not cooling, upon arrival I found that the connector was running and the suction line was frozen. I open the coil in the basement and confirm that the evaporator is also frozen, I switched the cooling to off and left the fan in the on position. I will return in the morning to start the system up and perform a measure quick scan on it.

I open the coil in the basement and confirm that the evaporator is also frozen, I switched the cooling to off and left the fan in the on position. I will return in the morning to start the system up and perform a measure quick scan on it.

Received a call that the second floor unit was locking out, on arrival I found the reset for compressor one was tripped. I reset it and cycled the unit, confirmed that the first Bank of compressors came on and continue to allow you to recovery. Checked operation for all the connector fan motors, the motors are working however I noticed that condenser fan contactor 1K8, which controls condenser fan motors number 282 and number 283 would disconnect during operation causing the unit head pressure to get excessively high which is then causing the compressor safety to trip. I went through all of the programming and ran it in manual test mode and found that it does work in manual test mode, however in automatic mode it is not pulling the contactor in when it is supposed to. This is more than likely a circuit board fault which would require a new main control board, to temporarily rectify the situation I linked condenser fan contact or 1K8 into the low voltage circuit of contactor 1K7.

Received a call that the new AC system that was installed last year which does the kitchen, living room and family room area was not cooling, upon arrival I cycled the system and found that it was going out on the low pressure control. I bypassed the low pressure control and allowed the system to operate, I attempted to add refrigerant to see if I could get the suction pressure to come up and I found that my sub cooling was high and my superheat is high, this is a sign of a failed TXV. We will need to get a new TXV valve and we will have to replace it. The parts are covered under warranty, we will need to verify if there is an extended labor program on the equipment.

Cleared the condensate trap and blew out the condensate line, removing debris. Primed the trap and confirmed proper operation, with no further water observed leaking from the pressure flaps. Advised the customer that if the issue persists, the unit may need a deep clean of the condensate tray and an inspection for possible leaks.
