Arrived onsite for a no-heat service call in a Munchin high efficiency boiler with indirect hot water tank. Performed diagnostic and found fault in the ignition system. Attempted to find replacement parts but difficult to obtain. Parts will need to be special order and require at least 3 business days. Cleaned up current ignition system. Even with broken electrode, the system was able to spark enough to run. It is not operating with any certainty. Homeowner elected to forego the repair and would like to replace the system. Will have office set an appointment for an estimate.

Homeowner recently changed filter; uses merv 13 one inch filter; recommend changing every two months during prime usage to maintain good airflow. System running as it should.

Use water only to cleaned outside unit coils, fan blades, and casing. Due to inverter motor, did. It measured pressures for 410a; outside temperature at 55 degrees. Measured temperature drop at 12 degrees 66/54 which is within range for the outdoor temperature. Cleaned condensate trap and primed trap with water. Condensate trap, pump and drain line are all in good working order. Discussed option for the air filter system. Currently there is an old electronic filter compartment with a 20x25x4 filter inside. The filter barely fits. Homeowner is going to purchase 18x28x1 filter. Cooling System has passed the inspection mechanical, performance, and safety systems.

Measured temperature drop at 13 degrees. Cleaned evaporator coil and clean condensate line. Turned off humidifier. System requires a 413 media filter. System running as it should.

Chemically Cleaned outside unit, measured pressures for 410a at 102/196 psi with 7.2 degree sub cooling with outside temperature at 53 degrees. Measured temperature drop at 25 degrees. Cleaned evaporator coil and condensate line. Performed efficiency test utilizing MeasureQuick. Noticed the need for a duct cleaning; will send quote. System running as it should.

Arrived onsite for no heating call. Performed diagnostic and found a fault in the Combustion Exhaust system. Homeowner elected the bandaid repair as he may be upgrading the unit before next winter. Removed wiring of failed part. Removed combustion drains and exhaust piping. Removed motor assembly. Installed new part. Cleared the combustion drains. Reconnect the drainage and exhaust piping. Wire in the new part. Confirmed operation. Found the system going off on high limit. Performed diagnostic and believe the secondary heat exchanger is blocked. System is functioning and homeowner would like to replace prior to next winter.

Removed old 120,000 BTU crown boiler cast iron installed new 136,000 BTU crown phantom velocity boiler three new zone valves, new spiral vent, new expansion tank, ground fist pump and re-pipe the whole boiler. Everything is operational at this time.

Turned the boiler off and removed and cleaned all burners and wiped cleaner the burner compartment. Performed a visual inspection of all electrical and inspected all external water components such as the exp tank, fill valve, backflow preventer and the circulator pump. Completed combustion test. everything working as it should.

No timing for arrival; Customer reporting back four radiators on 1st and 2nd floor are still not working. This was an issue that we responded to in the past, seems like this has been an issue since the install with her. When we responded last time, customer mentioned that we turned the heat all the way up to confirm system was operating, and so it seemed like it was heating the area, but it was not. Customer is available all day.

Removed old boiler and water heater. Natural gas. Installed new velocity crown natural gas wahung boiler Combi. Re-piped entire boiler two new zone valves expansion tank circulator pump redid all the wiring flu piping out the side of the house. Everything is operational at this time. Customer is very happy.

Arrived onsite for water dripping from boiler. Found a fault in the high pressure expansion system. In lieu of repair, homeowner elected to replace the system.

Observed fault in air vent with slight water leak; would require a system drain and fill to repair. Recommend replacing if it gets worse or when performing other system repairs. Completed combustion test.

Found high CO on the combustion test. This is not safe operation. Did not detect CO the home. Also, Water Heater was heating for 30 straight minutes. Observed it is 15 years old. Concerned it is past its anticipated age and may fail shortly. Homeowner elected to replace the boiler system with combination water heater.

Came to no heating call upon investigation we found the thermostat selector switch wasn't fully engaging. We engaged the lever confirmed operation of all 3 zone valves. We checked boiler operations. We checked expansion tank bladder all drains and valves. We checked controls and safetys. Everything is operational at this time.

Arrived onsite for heating maintenance 1 gas fired furnace located in the basement Basement Furnace System: asked customer to raise the heat and confirmed operation. Observed noise from the combustion exhaust system homeowner recently changed the. filter. Brushed and Wiped down furnance blower cabinet and gas burners. Burners fired and are in good working order. Observed visual impingement and a bit of a dancing flame. Checked electrical. Measured 1.5 amps in the inducer motor; within range but motor is very noisy. Cleaned the flame sensor. Measure temperature rise at 86 degrees which is over the manufacturer’s heat rise limit. Performed Combustion Test. Found over 30ppm of Carbon Monoxide. This is higher than I like but within acceptable safe limits. System is operating but very near end of life. Discussed options with homeowners. We will send them an updated estimate for replacement of the system.

Arrived onsite for maintenance for one gas fired steam boiler. Customer mentioned pipes making banging noise and adding a c-wire. Customer added new thermostat wire. As a courtesy, wired new thermostat wires to boiler so the homeowner can install new WiFi thermostats. Confirmed operation.

Requires a 20x25x4 filter. Inspected furnace blower cabinet and gas burners. Burners fired and are in good working order. Blew out burners. No visual impingement detected. Checked electrical. Measure .4 on the hot surface igniter. Measured 3.1 micro amps on the flame sensor. Measured heat rise at 25 degrees. System is operating as it should. As part of service call. Confirmed operation of humidifier. Water panel is in good shape and not recommend replacing at this time.
