Arrived on site for black stuff shooting out of unit. The black stuff shooting out of the ductless unit is bacterial Growth. Sprayed non rinse evaporator cleaner on coils. Inform the customer that the bacterial growth is coming from the blower wheel. Inform them that we need to take the blower wheel out of the system which is a several hour work to appropriately try to get rid of the growth. Customer did state that they have no issues with Cooling so unit is working fine aside from having bacterial growth. Used a diluted chemical and cleaning wipes to get rid of the growth on the lip of the unit the best that I could.


Arrived on site for maintenance. Customer stated no issues with the unit as I'm late. Customer led me to the air handle that is located in basement. Customer stated that they used to have a leak by the condensation pump, customer cleared out the PVC with a brush.


Arrived on San Bruno cooling, replacing blower motor. Once getting on site went to the Attic the air handler. Made sure the unit was shut off to be able to perform on the unit safely. Opening up the panel the unit and unscrewing the screws that are attached to the casing. Took out the blower motor and separated the blower motor from the fins/casing. Took the fins and casing outside to spray down with chemical and water. At the completely cleaning the casing of the blower motor with the fins make sure they were completely dry before putting it back together and bringing it back up to the Attic.

Arrived onsite to install wet switch and confirmed proper operation of the air conditioning system. Installed wet switch. Wired it into the system. Confirmed operation of the wet switch. Confirmed operation of the air condition system. System working as it should.


Arrived on site for 2c maintenance Turned on both thermostats (2 Tstats. One oer unit) Went to attic to check on evaporator coils and check Metering device: Piston. Filter was a little dirty but wasnt due, was changed 3 weeks before todays visit. Went to basement and inspected evaporator coils. Piston. Went outside and determined small unit is upstairs. Bigger is down stairs. Washed unit inside out with chemical and water.


Afternoon Arrival; Comfort Club 1C- Customers outside unit is not turning on. Unit from 2021. Customer is aware of diagnostic and denied partner plan


Afternoon Arrival; Cozee Club Customer- Having issues with cooling, every time I ask her what areas of the house she says theres a new part that isn't cooling. Saying that unit rattle sometimes, she just had a maintenance in May. Nothing there looks abnormal rattling wise. She also mentioned that she needs an estimate on a bulb.

Arrived on site for no cooling on the top floor AKA attic. Check temperature split with probes temperature split with about 1° of difference. Disconnected the float switch. After disconnecting the float switch the temperature split peaked at 23° difference. Installed a new float switch, temperature split dropped back to two to three degrees. Left the float switch there unwired to the air handler and temperatures split increase again 20° difference. Made customer aware that there is no float switch in the unit and that we will contact him for the replacement.

Refrigerant is used in an air conditioning system to help create the cool air and remove humidity. Due to leaks, system repairs or annual testing additional refrigerant may need to be added. If a system requires refrigerant to be added it is a sign that it may be leaking. We include a non-intrusive electronic leak test at the time of visit. We also recommend adding leak stop/dye to help slow the leak down and find it in the future.


Arrived on site for A/C maintenance . Customer lead me to thermostat and Air handler. System was already on. No issues. Changed filter of unit. Checked out blower wheel and evaporator coils, everything was good as new. Condenser was running with no issues. Washed down condenser with chemical and water. Checked pressures of unit, and also used temperature probes.


Replace the media filter for a high performance mechanical filtration system, includes wiping down of the filter cabinet.


Greeted customer upon arrival. Customer lead me to pull down ladder, air handler, condenser, and thermostat. Turned AC on. Condenser ran. Pulled disconnect off condenser. Washed condenser with chemical and water. Turned condenser back on. Checked air handler. Looks good as new in air handler. Unit has a TXV metering device. Checked pressures and temperature split, everything was perfect. Updated customer on unit information/status. Customer acknowledged.

Greeted customer upon arrival, Customer lead me to airhandler, condenser, and thermostat. Turned ac lower, was already on. Condenser was running.

Arrived on site to check out the system because it randomly trips the circuit breaker. Upon arrival I open the control compartment at the condenser and found that there was a rodent nest on the bottom of the cabinet, I cleaned it out and found the high voltage wires are chewed through. We will need to replace the wires from the disconnect to the contactor and we will also need to replace some of the wiring inside the control compartment because it was also chewed through. I spoke with the homeowner about performing a maintenance on the system as it has not had one performed, he would like information on our maintenance agreements and I also mentioned that with the agreement he would receive a 20% discount on the repair.


Greeted customer upon arrival. Customer led me to dry her vent exhaust outside that is in the backyard. Use the portable compressor with hose. Fed hoes inside the exhaust of the dryer. Pulled out a good amount of lint. Kept pulling out the holes until there was nothing coming out. Inform the customer and showed them how much lint came out of the vent customer acknowledged and signed off


Arrived onsite for ac maintenance on 1 system. Asked customer to turn AC on to confirm operation. Checked all electrical. Chemically Cleaned outside coils, measured pressures for 410a at 116/226psi with 7.5 degree sub cooling with outside temperature at 67 degrees. Measured temperature drop at 15 degrees. Cleaned evaporator coil and condensate line. Performed efficiency test utilizing MeasureQuick. System running but only received a “c” grade due to age and air flow issues from the furnace.


Arrived onsite for ac maintenance on 2 systems. Asked customer to turn AC on to confirm operation. Chemically Cleaned outside coils. Front House system. Checked all electrical. Measured temperature drop at 22 degrees. Cleaned condensate line. Filled trap with water. Changed 213 filter provided by the homeowner. Observed fault in air cleaning system. The UV light bulb has failed. Will provide estimate for repair. System is cooling as it should. Back of the house system. . Checked all electrical.. Measured temperature drop at 14 degrees with 60/47. Cleaned condensate line. Filled trap with water. Changed filter 213 provided by homeowner. System running as it should. Observed second system does not have an air cleaning UV light installed. Will provide estimate for installing air cleaning system.


Arrived onsite for ac maintenance on 1 system. Asked customer to turn AC on to confirm operation. System is from 1998 and showing age. Outdoor condenser coil fins are falling parts. Checked all electrical. Chemically Cleaned outside coils, measured pressures for R22 at 43/148psi with 2 degree sub cooling with outside temperature at 62 degrees. Measured temperature drop at 12 degrees. Cleaned evaporator coil and blew out condensate line. System running but low on phaseout refrigerant. Recommend upgrading. Found the unit without refrigerant caps outside. As a courtesy added refrigerant service caps

Received a call that the air conditioning for the store was not operating, upon arrival found the compressor was running but the condenser fan motor was not. I found a failed component in the air movement electrical system. I was able to make a repair to get the motor running at this time however I strongly recommend replacing the fan motor to prevent another cooling failure.


Arrived onsite for cooling maintenance of 1 rooftop unit. Confirmed operation of the system. Circuit 1 remains non functional. Performed inspection of the mechanical, performance, and safety system. Checked all electrical. Changed 4-16x24x2 provided by the customer. Inspected belt. System working as it should.


there's currently one system that serves the entire house, there's a 135K furnace in the attic with a 5-ton condenser and coil. it is in a horizontal position, the existing duct system is 21 ft long but should be extended five more feet to cut down on some of the flex line runs at the end of the duct. it is currently three zones, first floor second floor and basement. The basement is connected but it's currently not being used, each branch line to every room has its own zone damper and they are then connected through relays to break out the first and second floors and the basement as well. we are going to perform a load calculation to determine the correct size system for the house, we are going to give an option to replace like-for-like with one new system. we are also going to give an option to change it to two separate systems. currently the furnace is a high efficiency furnace, if we do something along that line again we will need to cut a small supply from the furnace to make sure


Arrived onsite for heating maintenance 3 gas fired furnaces: 2 in basement and 1 in the attic. Also observed humidifier that required maintenance. Note that the hard water buildup observed on the humidifier is excessive. May need to replace humidifier tray and water panel next year. Also, homeowner would benefit from adding an improved water treatment system.


Arrived onsite for maintenance for one gas fired steam boiler. Customer mentioned recently installed drain valve is not allowing water to pass through. Requested the customer turn on the thermostats up to heat and confirm operation of the boiler. Turned the boiler off and removed and cleaned all burners and wiped cleaner the burner compartment. Performed a visual inspection of all electrical and inspected all external water components such as automatic water feeder, fill valve, backflow preventer and pressuretrol. Drained the steam boiler of water. Did not observe too much much discoloration. Cleaned the pig tail and the site glass. Removed and cleaned drain valve. Found the drain’s piping clogged. Cleared the drain piping. Flushed the boiler with water. Confirmed water level on site glass is within specification. Confirmed site glass valves are operational and opened. Confirmed the operation of the water feed. Confirmed everything is operating and heating properly at this time.
