Arrived onsite for ac maintenance on 1 system . Changed 12x24x1 filter. Turn AC on to confirm operation. Checked all electrical. Chemically Cleaned outside unit, measured pressures for R22 at 60/90psi with 21 degree sub cooling with outside temperature at 43degrees. Measured temperature drop at 16 degrees. blew out condensate line. Performed efficiency test utilizing MeasureQuick. System running but may be slightly low on refrigerant.

Arrived on site for no Cooling on the rooftop unit. Opened up the rooftop unit. Notice that the switch of the rooftop unit was not fully on. Forced it to go down to off and then flip it back on unit started up but then shut down. On the control board reason for shutdown was because compressor number one was on low pressure. Put on field pieces to check pressures on unit. Pressures were zero. Have to schedule a leak test,something blew.

Found low refrigerant safety engaged. Measured low 410a. Used electronic leak detector but could not find the leak. Recommend nitrogen leak test. Received a call that the kitchen and the offices at the back left corner of the building have no heat, upon arrival I found that the steam valve had a call for heat, however the valve was closed. I checked out the motor and was able to manually open the valve, I ran it through a drive open and drive closed test and confirm that the motor actuator has failed and is no longer driving in either direction. The existing motor is 43 years old, I will need to call for pricing and availability on a replacement motor. The motor is mounted to a custom mounting bracket, I will need to verify if we can modify the new motor to work with the old bracket or if we will need to get a replacement motor mounting bracket as well.

Drain Down / Refill Boiler - Drain the water, refill and bleed out the air. Some repairs on a hydronic heating system requires the water to be removed from the system. Once repairs are made it is important that all air be removed from the system to prevent the pipes from banging and so that the radiators heat completely and efficiently.
