Observed seven burner tubes with soot staining and debris on the combustion chamber floor, and noted heavy corrosion and mineral buildup at a copper pipe-to-brass fitting connection, indicating a possible leak or long-term moisture exposure. Recommend cleaning of the burner compartment and repair or replacement of the corroded fitting.

Installed a new wall-mounted high-efficiency boiler with a complete hydronic piping system, including zone valves, circulator pump, air separation, expansion tank, and a condensate neutralizer, all mounted on a backer board with sweat-soldered copper connections. The unit is vented through dual PVC vent pipes and configured to supply an indirect water heater, delivering faster recovery and consistent domestic hot water while maximizing heating system efficiency. The finished installation is clean and leak-free, with all components properly supported and secured.

Completed comprehensive maintenance and tune-up on residential gas boiler system. Performed full inspection of heating unit, burner assembly, and associated components; cleaned heat exchanger surfaces; tested combustion efficiency and safety controls; verified proper operation of circulator pump and zone valves; and confirmed all system parameters were within manufacturer specifications for optimal performance and safety.

Tested refrigerant lines, connections, and system components for leaks; verified system integrity and proper operation of all equipment.

Responded to no hot water call and performed water heater repair. Inspected unit and identified faulty pressure relief valve and gauge assembly. Replaced Watts brand temperature and pressure relief valve with new brass fitting assembly rated for 300 PSI. Verified proper operation of safety mechanisms, tested system pressure within normal operating parameters, and confirmed hot water restoration to all fixtures.

Replaced Friedrich mini split system model FPHMR18A3D. Equipment was received and installed per manufacturer specifications. Unit was properly positioned on concrete pad and all warning labels verified in place including A2L refrigerant safety markings and CTL certification compliance.

Replaced defective fan motor and circuit board in air handler unit. Initial service call required ordering correct replacement parts under warranty. Upon receiving proper components, installed new circuit board with LCD display interface and control buttons, along with new fan motor to restore system functionality.

Responded to no cooling complaint on residential AC system. Upon arrival, connected diagnostic manifold gauges to measure system pressures and temperatures. Inspection revealed the outdoor condensing unit was running continuously but not achieving proper cooling capacity. Performed comprehensive system evaluation including refrigerant charge verification, compressor operation assessment, and airflow analysis. Identified issues with system performance affecting cooling efficiency. Documented equipment condition including visible corrosion on mounting components and overall unit status. Completed diagnostic testing and provided findings to customer with recommendations for restoring proper system operation.

Accessed air handler unit in attic space, inspected and documented condition of pleated air filter showing moderate dust accumulation, verified proper installation and secure mounting of unit. Inspected crawl space plumbing infrastructure including PVC drainage lines with metal band clamps and associated connections, confirmed structural integrity of floor joists and underfloor components.

We will diagnose the system to determine what type of additional work or repairs is necessary to restore the system back to proper working conditions.

Arrived onsite for maintenance for one gas fired boiler. Requested the customer turn on the thermostats up to heat and confirm operation of the boiler and each zone valve. Note master bedroom zone thermostat took a while to come on. Turned the boiler off and removed and cleaned all burners and wiped cleaner the burner compartment. Performed a visual inspection of all electrical and inspected all external water components such as the exp tank, fill valve, backflow preventer and the circulator pump. System working as it should.

Arrived on site for an ac maintenance. Went to thermostat to confirm cooling operation. Went to outside condenser and chemically washed and rinsed unit. Took pressures and line temperature readings which were accurate. Went to inside furnace and took temperature drop readings which was a 14.3 and took static pressure readings.

Received a call that the circulator pump was making a lot of noise, upon arrival confirm that the pump is very loud. Drained the boiler and swapped out the pump with a new circulator pump. Installed new gaskets and tightened all of the bolts, opened up the water supply to fill the boiler and found that we had no water entering the boiler. The gate valve on the inlet side of the water feed was closed and frozen shut, used a pair of pliers to open the valve as much as possible before the valve snapped.

Arrived on site for 2 gas unit maintenance. Homeowner stated no issues with either units. Turned both thermostats on. Both units turned on normally. Opened up basement unit and notice a puddle of water at the condensation pan. Blew out the hose and dried up the area. Made sure hoses are clear with no restrictions. Made sure hoses are on tight and that the pump is functional. Inspected wires ensuring full connectivity and no loose connections.

Followup from previous service call. Homeowner installed new circulator pump but was concerned with how hot it felt. Also concerned with noisy. Bang from zone valve and possible air in the piping.

No heat call.

Arrived onsite for issue with the heating system. Customer hearing loud noise from boiler. Performed diagnostic. All zones calling for heat. Did not heat any noise. Observed first floor zone not heating. Other zones warm. Boiler went off on high temperature. Touched circulator pump and it was scolding hot. Turned off boiler and observed noise the homeowner was hearing. It was coming from the circulator pump. Sounds like air is in the line and pump cannot move air.

Arrived on site for a no Heating call. Upon arrival furnace was running normally. Homeowner stated that unit would turn off sometimes and not produce heat. Sometimes it'll just blow " cold air". Inspected the flame sensor to see if maybe the flame sensor was not reading the flame causing it to turn off. Flame sensor was reading 2.6 microamps. Inspected the filter. Homeowner has a 413 April air filter. Filter was relatively clean, homeowner replace filter a month before arrival. Took temperature rise readings, unit was supplying 133°F- 134.7°F air while return was 65°F-69°F.

Arrived onsite for maintenance for one gas fired high efficiency boiler. Requested the customer turn on the thermostats up to heat and confirm operation of the boiler and each zone valve. Turned the boiler off and removed heat exchanger cover. Cleaned heat exchanger. Performed a visual inspection of all electrical and inspected all external water components such as the exp tank, fill valve, backflow preventer and the circulator pump. Clear condensate lines. Confirmed system is operating and heating properly at this time.

Changed out model 30 expansion tank on boiler and purged all zones of air tested unit checked for leaks everything is operational at this time.
