Received a call at the AC system was not operating, upon arrival found that the condenser and air handler were both off. Went into the attic and confirmed there was no 220 volt to the air handler, found the breaker in the basement was off. Switched it on and the system is now operating properly.
Arrived on sat for cooling issue.
Customer states that when its 88 or over outside the difference inside would be 10 degrees or less.
Arrived on site, t stat measure 70 degrees inside.
After an hour it went up to 74.
Its been set for 64 but kept going up.
Pessures were fine subcooling with 11 and super heat with 14.
Difference inside the ductwork peaked at 20 degrees.
Arrived on site for no Cooling in the rear building of Alexander. Found that the condenser was not running. Check for 240 volts coming out of the disconnect, 240 volts was present. Check for the 240 going into the condenser, 240 was not going into the condensers contactor. The electrical whip of the condenser was coming from a Generac that then was coming off the disconnect. Opened up the Generac to check for voltage 240 was going in but was not coming out. Wired the condenser into the disconnect box. Condenser turned on successfully. Electrician is needed for the failed Generac box.
Arrived on sat for cooling issue.
Customer states that when its 88 or over outside the difference inside would be 10 degrees or less.
Arrived on site, t stat measure 70 degrees inside.
After an hour it went up to 74.
Its been set for 64 but kept going up.
Pessures were fine subcooling with 11 and super heat with 14.
Difference inside the ductwork peaked at 20 degrees.
Arrived onsite for issue with hot water mixing valve. Performed diagnostic upon arrival and found 130 degree temperature from the hot water supply after the mixing valve and 133 degree temperature before the mixing valve. Flushed system as a courtesy. Removed mixing valve to confirmed not blockages. Inspected fresh water supply spring valve and it was operational without any blockages.
Arrived on site for no cooling. Went to go turn on the thermostat and send it to a low temperature to keep the unit running. Went outside to go check on the condenser the condenser was not running. Hoping up the wiring for the condenser and notice of the capacitor was puffed up. Replace the capacitor with a turbo capacitor and the unit started running again normally creating Cooling inside. Customer acknowledged and signed off.
Received a call that the unit that serves the apartment for Alexander House was not cooling, upon arrival I noted that the condenser was not running but the air handler is and the thermostat is calling for cooling. I confirm that the circuit breaker is on and checked power at the disconnect, the disconnect has power going in and out of it. I traced the power to the generac switch and found that the contactor is not pulling in all the way disconnecting the power to the condenser. I bypassed the contactor in the generac box to get the unit running and we informed the electrician that he will need to replace the generac box. The unit is operating at this time.
Arrived onsite for no cooling call. Started by confirming call for cooling from the thermostat. Did not hear the blower inside running. Went the the furnace and coil and found no power to the system. Checked the fuse and transformer. Went to the circuit breaker box and found the furnace breaker in the off position. Turn the breaker on and system turned on. Confirmed nothing was over amping and system was cooling.
Arrived onsite from issue with the air flow of the hvac system. The top floor room is cooling but not moving air because the doors are closed. So the rooms suffer from high humidity and low temperature. Recommend opening the doors. Also minimized air flow to those rooms by balancing the dampers. This should also provide more air flow to the first floor.
Arrived on site for maintenance. Customer mentioned no issue with unit as of late did comment that upstairs does tend to get a little hotter compare to the rest of the house. Inspected air handler everything was fine with the air handler. Change the customer's filters. Started up the unit and went outside to look at the condenser, connect to start normally.
Arrived onsite for no hot water from on-demand converted gas fired boiler. Homeowner explained it’s getting hot but not as hot as they prefer or as hot as it was. Had homeowner turn hot water on. Boiler fired up.
Arrived onsite for heating maintenance on 1 propane fired furnace located on second floor utility room.
Arrived on site for maintenance. Turned on both units at the thermostat by lowering the temperature. Check on both evaporator coils, both had a txp inside. Customers did not have any filters from your change.
Arrived on site for installation of Fujitsu ductless system with matching ductless condenser and indoor head unit. upon arrival greeted customer explain scope of work. ran drop cloths through designated area of work to ensure cleanliness. removed the old head unit inside successfully. new bracket plate was mounted successfully and leveled. successfully ran line sets from head unit to ductless condenser outside ensuring connections were sealed tight. leak-tested joints. no leaks to be found anywhere. outdoor ductless condenser was successfully leveled off and distanced from house to code. system was put under a nitrogen pressure test. pressure test was successful. system held pressure. a vacuum was performed on the system to ensure zero moisture throughout the unit and provide peak efficiency. vacuum was successful and brought down below 500 microns. tested system for all its functionalities. everything is operational at this time. no further notes.
Arrived on site for weak cooling.
Inspected RTU.
Checked out pressures, high pressure was 364 low pressure is 59
Recommend a coil cleaning.
Customer accepted cleaning.
Cleaned out coils with chemical and water.
Freeing up coils. Pressure regulated.
Arrived on site for no cooling.
Trouble shot the thermostat and control board on the air handler.
Thermostat would turn on the air handler on "on" but not "auto".
Trouble shot the wiring. Everything is nicely secured and tight.
Checked Capacitor outside.

Arrived onsite for ac maintenance on 1 system with 2 zones. Confirm operation. Checked all electrical. Chemically Cleaned outside coils, measured pressures for 410a at 90/240psi with 13 degree sub cooling with outside temperature at 73 degrees. This was slightly low according to charging chart. Adding about 4 ounces of 410a brought suction temperature to 53 degrees and suction pressure to 113 psi. This is aligned with charging chart. Measured temperature drop at 30 degrees which is high. Sub cooling went up to 20 degrees. Approach is 0 and liquid line temperature is less than outside temperature. Cleaned condensate line. Performed efficiency test utilizing MeasureQuick. System running and cooling.
Found fault in outdoor condenser fan motor. System began working after power reset. Provided pricing for in part warranty repair. Homeowner will approve if system error continues

Checked filter. Filter was dirty, washed down filter with customer's hose ( reusable/washable filter)
Checked fuse on control board,
Positive continuity.
Checked for 24v, was no present.
Checked for 240 volts, was not present.
Checked thermostat's 24v, was not present.
Checked breaker, nothing was tripped but restarted all switches just in case.
After restart, still no power to unit.
Checked the emergency switch.
Was found off. Turn on and still no power.
Checked switch for power, no power was found.
Arrived onsite for ac maintenance on 1 system. Asked customer to turn AC on to confirm operation. Outside condenser is not level and surrounded by earth. Recommend leveling to ensure compressor receives correct amount of lubricant. Checked all electrical. Chemically Cleaned outside unit, measured pressures for R22 at 50/112 psi with 13 degree sub cooling with outside temperature at 61degrees. Measured temperature drop at 20 degrees. System may be 5 percent low on refrigerant. Cleaned out condensate line. Inside coil rusting. Observed rusting on outside cabinet which means the system may not be properly remove condensate. This could lead to a leak in the ceiling. Did not observe a ceiling protection device. Performed efficiency test utilizing MeasureQuick. System running but recommend replacing due to age and recommended repairs..

I highly recommend Climate Plus! I had an emergency situation Sunday evening and had to shut our furnace down. I called Climate Plus Monday and they assured me someone would come that same day. Joe came around 3:30 and was wonderful! He cleaned our dilapidated furnace for 3 hours. He was very knowledgeable and explained everything he was doing and what we need to do going forward.
