Arrived onsite for leaking water from the boiler. Found leak on union for magnaclean. Tighten union and confirmed no more leaking. Found leak in loose condensation trap cleanout. Tightened cleanout nut and leaked stopped. Performed test run of system. No leaks and boiler heating proper

Performed the maintenance for nine oil fired hot air furnaces, replaced all of the nozzles, filters, and pump screens. Start it up and cycled each furnace and confirmed proper operation. Found two furnaces that needed new cad cell eyes, replaced both. All systems are running and operating properly, all thermostats are set to 55° and hold.

Arrive on site for Ductwork Repair . The Ductwork from The cieling that is attached to the unit was no longer attached. Customer says they must've hit the unit with a forklift a bit that cause it to shift from its original place , causing the ductwork to move. The trunk was full separated to be able to flatten out the edges and reconnected the duct to the unit's S clips. After reattaching the ductwork, the Ductwork was secured to the unit using self using self tappers and ductwork tape. After making sure ductwork was secure, furnace was turned on and jumped to heating to ensure functionality/operation.

Upon arrival turned Unit on Heating to ensure it's normal functionality, and it was okay. Turned off the power to the unit and the gas to operate on the unit safely. Remove the gas valve screws to check the pressure of gas on the gas valve from the intake and the manifold side. Inserted temperature probes and static pressure probes. Took the pressures of the unit and everything of the unit was fine. Remove the flame Rod Center and cleaned it thoroughly and placed it back where it belongs. Check for the appropriate voltage on the power coming inside to the unit, everything was fine. Check the voltage between the power of the board and transformer, everything was fine. I have to removing all of the troubleshooting and maintenance equipment off of the unit insured proper functionality of the unit by turning it back on, unit ran fine.

Received a call that the unit that serves the apartment for Alexander House was not cooling, upon arrival I noted that the condenser was not running but the air handler is and the thermostat is calling for cooling. I confirm that the circuit breaker is on and checked power at the disconnect, the disconnect has power going in and out of it. I traced the power to the generac switch and found that the contactor is not pulling in all the way disconnecting the power to the condenser. I bypassed the contactor in the generac box to get the unit running and we informed the electrician that he will need to replace the generac box. The unit is operating at this time.

Receive the call that the furnace that handles the lower section of offices keeps tripping the safety, upon arrival I've removed and replaced the oil nozzle. There is a lot of black buildup on the electrode assembly and on the draw assembly which is telling me the furnace is not burning properly. The air inlets for the combustion air on the airband or severely plugged with dirt and dust, I tried to clean them out as best as possible. The fuel filter that is being used on this burner is no longer available locally, I will need to upgrade it to a more modern style filter. I will also need to replace the CAD cell I as it is not sensing the flame when the burner ignites. Also found that the furnace is shaking a lot when the blower comes on, we will need to get a new blower wheel and blower motor as it appears that the bearings are damaged and due to the dirt buildup on the wheel it is out of calibration.

Mini split install.

Power was restored to the unit. The system was tested and confirmed to be operational upon departure

Arrived onsite for maintenance of 2 mini split systems with 5 total head units. Began by cleaning the outdoor condenser coils of each system. Moved inside to the head units where washed the reusable filter for each head unit. Wipe clean of dust each head unit as well. Confirmed cooling operation of each head unit. Observed broken head unit door panel in living unit. Will find out about availability

Arrived onsite for ac maintenance. Confirmed operation of the system. Changed filters. Cleaned outdoor coil. Cleared condensate trap. Measure temperature drop up to 14 degrees. Outside temperature was 46 degrees which may affect cooling capacity. Pressures for 410a 80/176 with 9 degree sub cooling.

Perform the duct cleaning for the system, removed all of the supply air registers and clean each of the branch lines. Cleaned all of the registers and reinstalled them, removed all of the return air registers and clean each individual branch line. Cleaned all of the registers and reinstall them. Cleaned all of the main supply and return trunk line in the basement and the crawl space. Patched all holes and started the system up. There is a section of supplier duct which is 24x10 that is severely rotted and needs to be replaced, there's also a takeoff that feeds one branch that will need to be replaced and a takeoff of the bottom of the duct with another damper that is also rotted and will need to be replaced.

Dismanled old oil fired furnace on Deck. Installed new regal furnaces had to twin them together. Adapt New furnaces to Old duckwood. Reran 5-in smoke pipe to 9-in stack. Redid all wiring to twin system installed relay 2 shut off switches and transform. Installed new oil lines from old shut off to two new Beckett burners with shut off valves and two tiger loops with Gerber filters. Everything is operational with this time.

Arrived onsite for no heat service call. Found boiler pilot light out. Attempted to light the pilot light but was not success. Removed and inspected thermocouple which seemed ok visually. Installed new thermocouple. Relit the pilot light. Pilot light stayed on. Turned gas valve on and system fired up. Confirmed operation of each zone was heating. System is working as it should.

Replaced the two flame sensor eyes for the two furnaces and confirmed operation, all okay. Took apart the oil line for unit number seven and confirm that the pump is leaking by even with the burner not running, we will need to replace the burner pump, we need to replace the entire front panel from the furnace and replace the refractory material inside that is saturated and then need to soak up and dry all of the oil out of the system.

Performed maintenance for seven of the 8 oil furnaces, replaced all of the nozzles, pump screens where required and oil filters for the units that have them. Checked all of the electrodes for proper gap and also checked the zero setting for the draw assemblies in the combustion head. Started up the burners and confirmed operation.

Performed maintenance on two gas-fired boilers: one for heating the home and one for the ice melt system. For both systems, confirmed operation, cleaned burners and burner compartments, and conducted a visual inspection of electrical components and external water systems, including the expansion tank, fill valve, backflow preventer, and circulator pump. Both systems are operating as expected.
