Ringwood, NJ - Greeted customer upon arrival. Customer led me to attic air handler and also condensing unit. Call for cooling on thermostat to see if condenser turns on. Condenser turned on normally. Customer stated they have no issues with AC as of late. Went to the attic to check out air handler. Unit has a txv. By the blower wheel seems to be a lot of bacterial growth. Cleaned up the bacterial growth and made customer aware of it. Evaporator coils clean but pretty rusted out. Disconnected the condenser to maintenance it safely. Washed condenser with chemical and water. Took off the fan of the condenser to clean it out from the inside, all the dirt, leaves, twigs, and everything else. Check pressures on the unit. Pressures of the condenser seemed good.

Compressor 2 started up. Inspected electrical on compressor 1 checked for grounded wiring and checked for open line. Did not measure grounding and measure 13 ohm between 1 2 and 3. Checked standing pressure for R22. Fixed burnt wiring and started compressor. Measured 29 to 31 amps on each leg. Manufacturers specifications show 31 amp as the maximum rfa. Checked running pressures on each circuit.

Arrived at the customer's house customer directed me to the condenser that is on the right side of the front house through the gate. Water access right next to the condenser. Customer also directed me that the unit is in the basement( air handler). Customer filter look new, he thinks he changed it. Customer has covered on condenser, inside condenser was clean. Clean condenser from outside with chemical and water. Put gauges on it, pressure was okay. Put temperature probes inside the unit, temperature split was 21°.

Arrived onsite for ac maintenance on 3 systems. Turn AC on to confirm operation. Removed top of all condensers, cleaned out all debris. Chemically Cleaned outside coils.

Ringwood, NJ - Arrived onsite for cooling maintenance on 1 Rooftop Unit. Confirmed operation of the system. Upon arrival found blower cabinet door on the ground. Appears the wind ripped the door off the cabinet . Found screws still in the door. Changed filters 4-20x25x2 and 2-20x20x2. Changed the belt. Reinstalled the blower cabinet door. Chemically Cleaned outdoor coils.

Arrived on site to check out the furnace to see why it's not keeping up in temperature, I found that when the furnace is switching to high fire that's shutting down on high limit again we are going to change some ductwork around to see if we can get more air flow through the furnace to keep the furnace from going off on high temperature.

Arrived onsite for heating issue. Observed thermostat set to 72 and temperature in the home at 72. Observed system turning on while discussing situation with the customer. Customer explained the home has recently been updated for insulation on the ceiling and walls. I have asked the customer to notate the outdoor temperature when he notices the thermostat not being satisfied. He is also going to start using wood burning stove that has been recently serviced.

Basement Furnace System: Turn heat on and confirmed operation. Changed filter provided by customer. Brushed and Wiped down furnace blower cabinet and gas burners. Burners fired and are in good working order. No visual impingement detected. Checked electrical. Measured .4 amps in the inducer motor. Cleaned and Measured 2.5 micro amps on the flame sensor. Measured .4 amps on the gas valve Measure temperature rise at 33 degrees. Performed Combustion Test. System is operating as it should. Inspected thermostat issues. Removed installer option for programing so system will no longer change thermostat set point

Boiler working as it should. Customer concerned with lobby hot water blower heater not operating. Determined the blower fan thermostat is at a different temperature than thermostat. Confirmed operation of the system. For the RTU. The system was not operating upon arrival. Found the draft inducer motor unplugged. Plugged it in and confirmed operation of the system. Placed filters and belt. System working as it should.
