Graded customer upon arrival Custer open both doors of both tenants for me. Customer led me to the attic for both tenants. Customer led me to the condensers and also the thermostat, turn both of the thermostats on to cooling to see both condensers run and they both turned on. Call disconnect from both condensers, popped off the top wash down condenser with chemical and water, popped in disconnect to power on condensers. Went inside change filters for both units. Put on probes for both houses to check the temperature difference. Put on gauges and both condensers to check if pressures were okay pressures were fine on both condensers. Tenant a temperature split was 23°, 10 to be temperature split was about 17°.

Seasonal maintenance for (1) split system up to 5 ton cooling capacity, either roof or ground mounted Includes replacing of standard fiberglass air filter (pleated higher performance filters can be added at an additional cost) , includes replacing blower belt (if applicable), grease or oil bearings, chemically clean the condensing unit, clean the condensate drain line, check operation of all safety devices, check operation of operating controls, check all motors, compressor and refrigerant charge, visual inspection of the duct system.

Dryer vent cleaning.

Arrived onsite for maintenance for one gas fired boiler. Requested the customer turn on the thermostats up to heat and confirm operation of the boiler and each zone valve. Turned the boiler off and removed and cleaned all burners and wiped cleaner the burner compartment. Performed a visual inspection of all electrical and inspected all external water components such as the exp tank, fill valve, backflow preventer and the circulator pump. Observed noise from the Flue Damper and the Circulator Pump. Homeowner also mentioned he liked the previous circulator pump because it was larger. Recommend updating noisy components before next season. Completed combustion test. System working as it should.

Turn heat on and confirmed operation. Tenant changes the filter 16x25x1. Brushed and Wiped down furnance blower cabinet and gas burners. Burners fired and are in good working order. No visual impingement detected. Cleaned the flame sensor. Measure temperature rise at 40 degrees. System is operating as it should.

Arrived onsite for heating maintenance 2 gas fired furnace 1 in rach apartment attic. 43B System: Turn heat on and confirmed operation. Changed 16x25x1 filter provided by customer. Brushed and Wiped down furnance blower cabinet and gas burners. Burners fired and are in good working order. No visual impingement detected. Cleaned the flame sensor. Measure temperature rise at 30 degrees. System is operating as it should.
